Drywall Warranty: What Athens Homeowners Should Expect in Writing

Most Drywall Warranties Aren't What You Think
Every drywall contractor in Athens claims to "stand behind their work." Far fewer put that claim in writing in a way that actually protects the homeowner. Here's what a real workmanship warranty includes, what it excludes, and what to demand before signing any drywall contract.
What a Workmanship Warranty Should Cover
Settlement Cracks
Hairline cracks at joints, corners, and around openings within the first year are covered. Houses settle, and even perfect installations sometimes show small cracks in the first year. We come back, fix them at no charge.
Popped Fasteners
Drywall screws or nails that back out within the first year are covered. Proper installation prevents most pops, but framing dries unevenly and some pops happen. We refasten and refinish at no charge.
Finish Defects
Visible tool marks, joint photographing, or noticeable texture mismatch from the original installation are covered. If the finish doesn't meet the level specified in the contract, we make it right.
Tape Failures
Tape lifting, blistering, or visible joint lines from tape failure within the warranty period are covered.
What Warranties Don't Cover (Reasonable Exclusions)
- Damage from impact, water, fire, or any cause not related to the original installation.
- Structural movement beyond normal seasonal settlement (cracks wider than 1/8 inch, recurring after repair).
- Damage caused by other trades after our work was complete.
- Cracks or repairs in walls we didn't originally install.
- Cosmetic touch-up paint after warranty repairs (we prime; you paint).
Warranty Length
One year minimum is industry standard for residential drywall. Some contractors (including us) offer longer for the finish coat specifically β we warrant Level 5 finishes against tape failure or joint photographing for the lifetime of the original ownership.
What "No Warranty" Means
If a contractor refuses to put a warranty in writing, it means one of three things: they don't intend to come back if there's a problem, they expect problems they don't want to fix, or they go out of business often enough that warranties don't matter. None of those are acceptable. Walk away.
What "Lifetime Warranty" Often Means
Be skeptical of "lifetime" warranties on drywall. They usually contain so many exclusions that they're functionally worthless. A clean, specific one-year warranty is worth more than a vague lifetime one.
How to Make a Warranty Claim
Document the problem with photos, contact the contractor, expect a callback within a reasonable window (1β2 weeks for non-emergency items). If the contractor doesn't respond, escalate in writing and consider small claims court for documented warranty failures.
